I read a lot of price drivers. Therefore, I consider the estimated house price absolutely realistic. Savings potential in a smaller basement, ETICS/monolithic instead of clinker, overall adjusting the area (maybe an apartment is sufficient for the relative? I do not know the situation).
Savings potential through a smaller basement: gladly, as already asked: 2. Is a partial basement not structurally so complex that, in the end, it does not really pay off compared to a full basement? Or is it financially reasonable to build a partial basement given the size of the floor area? 3. Is a WU concrete basement sensible as a partial basement with regard to long-term tightness? Or in other words: Can one reasonably rely on a WU basement not having to be excavated and sealed again, which would certainly be terrible with a partial basement? 5. c) Instead of the house, basement the garage = can excavations be carried out almost up to the property boundary?
WU concrete basement: required due to local conditions.
ETICS: is not an option for us. Therefore, the initial question: 4. Is a surcharge for the insulated clinker facade on a house approximately 15 m long and gable sides about 10 m wide of around €100,000 common?! We have roughly about 150 sqm facade area (window areas already deducted). --> If the answer is "yes, common," then we will have to save elsewhere or build monolithically.
Adjusting the area: basically possible, but not for our relative, whose apartment will not be smaller than 50 sqm. Therefore, the initial question: 5. a) Reduce the house size? Expert assessment: What does a reduction of about 30 sqm living space bring – €10,000-15,000? The price will, as initially mentioned, certainly not decrease linearly. Because no bathroom or kitchen is omitted, at most two windows... that means: if we build the house one or two meters shorter, surely no €60,000 will be saved. Or?
