Single-family house, granny flat, double garage + basement - construction cost 1,000,000?

Without knowing the floor plan and the plot, tips are not so easy. 140 sqm basement is already a big deal, that would be my first starting point if a granny flat is not negotiable. What else had you included in your calculation and what exactly is included in the construction companies’ estimate? Additional costs were already mentioned. With a granny flat, there is also the duplication of kitchen and bathroom. These are also cost drivers.

If it then comes down to the fact that €800,000 to €1,000,000 is not affordable, it's best to completely get rid of the basement or only partially cellar it. From what I have heard, however, partial cellaring is not always the number one savings potential. Or reduce the living area of the house. So instead of 160 sqm, only 120-130 sqm.

We don't need a 140 sqm basement either, about 50 sqm would be absolutely sufficient. That's why we're considering a partial basement – although we hardly believe it will be that much cheaper. Therefore, the question here is for an expert assessment – can a 50 sqm partial basement be €100,000 cheaper than a 140 sqm full basement?

I see a lot of cost drivers. Therefore, I consider the estimated house price absolutely realistic. Potential savings in a smaller basement, ETICS/monolithic instead of clinker, overall area adjustment (maybe an apartment is enough for the relative? I do not know the situation).

Savings potential through a smaller basement: gladly, as already asked: 2. Is a partial basement not structurally so complex that, in the end, it does not really pay off compared to a full basement? Or is it financially reasonable to build a partial basement given the size of the floor area? 3. Is a WU concrete basement sensible as a partial basement with regard to long-term tightness? Or in other words: Can one reasonably rely on a WU basement not having to be excavated and sealed again, which would certainly be terrible with a partial basement? 5. c) Instead of the house, basement the garage = can excavations be carried out almost up to the property boundary?

WU concrete basement: required due to local conditions.

ETICS: is not an option for us. Therefore, the initial question: 4. Is a surcharge for the insulated clinker facade on a house approximately 15 m long and gable sides about 10 m wide of around €100,000 common?! We have roughly about 150 sqm facade area (window areas already deducted). --> If the answer is "yes, common," then we will have to save elsewhere or build monolithically.

Adjusting the area: basically possible, but not for our relative, whose apartment will not be smaller than 50 sqm. Therefore, the initial question: 5. a) Reduce the house size? Expert assessment: What does a reduction of about 30 sqm living space bring – €10,000-15,000? The price will, as initially mentioned, certainly not decrease linearly. Because no bathroom or kitchen is omitted, at most two windows... that means: if we build the house one or two meters shorter, surely no €60,000 will be saved. Or?

If the living area decreases by 30 sqm, the costs will already drop by about 60,000. The basement will also be smaller. With the size including the basement, it will really be somewhere between 800k and 1000k.

Granny flat. Check if you can really get an apartment for care with 50 sqm. I recommend the site Nullbarriere. Care needs space. Does the relative really need a complete apartment, and wouldn't a private bathroom with a bedroom attached to your apartment be more sensible? Why a kitchen if you prepare 90% of the meals anyway? Why a separate living room if your living room is mostly used?

Basement, wall structure, living area are the first adjustments. I would do without the basement unless you now add that it is a hillside property.
