..."nothing special" is always somewhat subjective - hard to assess. However, I can well imagine that if you were at the general contractor and talked about clinker brick and a living basement and 220 sqm, then in return they didn’t provide the cheapest offer...

My assessment: 220 sqm x 2700 €, basement should be feasible for 100k (possibly compromises in standard), garage 30-40k. That makes 730k. With additional costs and landscaping, it should come out to 850-900k. Higher quality standard.

Saving potential: basement standard and size; house footprint - building upwards can be cheaper than building outwards...

The calculation can also be done differently. With 240 x 2200 euros + 70k living basement + garage 40k you are at 650k. Additional costs of 700 to 750 are absolutely realistic.

Where is the million supposed to be hidden then...

Right... you calculate what is possible in the best case - I once calculated it so that at the next GU visit (a different one please) disappointment doesn't arise again.... Either way... the TE's budget is realistic and feasible...

Since we are currently also building a basement apartment which is not entirely dissimilar to what you are planning (approx. 155 sqm, 28 cm WU concrete exterior walls, 14 cm insulation on the outside as well as under the BP, except in the garage area approx. 25 sqm, as it is outside the thermal envelope), here is what we have to invest:

Shell construction (prefabricated elements, including interior walls and 3 basement windows): 102 TEuro
Sanitary drinking/wastewater: 7 TEuro
Underfloor heating (everything except garage and utility room): 9 TEuro
Controlled residential ventilation (only pipes, system itself separate): 7.6 TEuro

That already puts us at approx. 125 TEuro, and the costs for screed, floors, electrical installation, plastering/painting walls, possibly suspended ceiling, staircase basement to ground floor as well as additional costs for excavation and, if applicable, disposal compared to BP are not yet included.

Therefore, in my opinion, the 150 TEuro are quite realistic, while 200 TEuro is probably somewhat too much – but it certainly also depends on the region (we are in a rather inexpensive area).
