Single-family house approx. 155 sqm - edge of field location - experiences, ideas?

I have now looked at it again calmly and find that most of the doors are not thoughtfully planned. The rough room layout might work, but much of the house remains unused like this. Door from the garage to the TK: what is it supposed to be for? It is just 2 meters away from the front door and takes up space in the small room, for example for a washing machine. The arrangement of the three secondary rooms could be better: if TK were in the middle, a better door position would also free up space in the hallway for a chest of drawers or a wardrobe. The latter: where is it supposed to go? What is the storage room under the stairs supposed to be used for? Overall, the storage space is meager. The pantry door unnecessarily divides the kitchen unit. The dining area seems too narrow to me. Upstairs, three doors ruin the space of the dressing room. We only have 4.5 sqm but twice as much storage space. Edit regarding the kitchen: 5 meters, minus 90 for the island, 90 and 60 makes 2.40..., resulting in 2.60 width for the dining table -> too little!

Hello Björn,
Imagine the daily and typical “routes.” Which paths should be short and comfortable, and how?
Is the “study” used for work every day or is it more of a computer room mainly for gaming? It has a very “prominent” position in terms of light. I would rather place a gaming computer room facing north and have more light in the kitchen instead.
How do you get past the cars with the bicycles without scratching them? An alternative might be a separate bicycle garage. Then the technical room can be slightly enlarged and shifted. That would give you more flexibility for the ground floor bathroom, pantry, and kitchen.

The hallway downstairs (kein Fenster), the stairwell and the hallway upstairs are dark. When you enter the dressing room, everything is dark as well, in any case there are no windows missing. The dining nook is simply too narrow at about 2.50m, no one can pass through to get to the terrace door or the kitchen. 90cm between the island and the kitchen units is also very tight, 1m would be better.

That’s exactly what is meant: at the beginning, surely the two large rooms upstairs will be "children's rooms" ... but it doesn’t seem sensible to me to have no plan for what the rooms should be used for when the regular visits become fewer and not everyone is there at the same time anymore... therefore the "review" on the floor plan whether it is suitable for the "later" use...


We thought it would be practical to have a door into the garage – especially if you size it so that maybe supplies, a chest freezer, wine, or other things can be stored there – and you don’t always want to open a 5m gate when you just want to grab something...


We thought of using this area for vacuum cleaners, mops, or similar "stuff" to be stored – instead of leaving the space under the stairs open and free, where one wouldn’t place anything "undecorative"?


That is basically true – we have already tried it once – that would contradict the idea of a door to the garage – so we switched it back – we would actually have to find space for the coat rack (hook board for jackets, etc.) – at the moment I would see a shoe cabinet in the utility room – this is where a air-water heat pump (e.g. from Proxxon) is to be installed, which then "hangs" above the washing machine/dryer; however, with a water and battery storage it could really get a bit tight?


Can you think of something better here? Our usual "morning routine" currently is that I get up about 2 hours before my wife, get ready and dressed – and then leave for work – while she can still sleep "undisturbed"... with a dressing room next to the bedroom without access to the hallway/bathroom, you would always have to go through the bedroom, which would be disturbing – I would prefer if you could leave the bedroom with an alarm clock ringing and quietly close the door – and then no longer hear anything happening outside...?


The office should be more an "extension" of the living room, where files and a desk are located and which can be separated by a sliding door – but it is usually open... when you sit in the office, it is actually for working – looking at photos, writing documents, etc. – we do not play there – we rather play "board games" at the table


There shall be skylights (1mx1.4m), one above the staircase and one in the dressing room – this should create more headroom in the dressing room slope and much light, as the window closes at the top side of the roof, not at the bottom of the lowered ceiling... I just couldn’t draw this in SweetHome3D,...

The dining room seems generally too small to you – we rather thought here (even if the floor plan all looks so straight and rectangular) that you never place everything straight – and that in the open area LR/DR/K there should be enough space for a table and chairs? Or how much should one plan for the dining area from your experience?

I think the dining room should be at least 3.50m wide, especially since you go outside through the terrace doors there. You also can’t move the dining table closer to the fireplace, it would get too hot. However, I would place the dining table parallel to the kitchen island; a diagonal arrangement doesn’t work that well and doesn’t create more space. I also find your living room including the kitchen quite small at about 42sqm.

I really can't properly imagine the house with the north arrow exactly on the plot. What are the dimensions of the plot, and can you place the floor plan on the oriented plot? I agree with the dining area.
