The square meters are quite tight for the number of wishes. Therefore, I would also plan anew, already to be able to allocate the space under the stairs to the utility room. Can the house be rotated? How big is the building plot exactly? How is it oriented? With 400k euros just for the house, there should actually be a few more square meters. So if I subtract 50k for the garage, that leaves 350k / 2k/m² = 175m² house. Or are you planning special extras? Is there anything else difficult about the site? Since the technical room is still much too small, the kitchen as well, and a backup kitchen is desired, I would argue that you need a lot more square meters downstairs, but not upstairs. I would immediately think of a construction method with a set-back upper floor or an extension on the ground floor. Mediterranean or Bauhaus styles would also be appropriate.

In the described weekend children situation for the next 4-5 years, I would consider changing the layout so that a granny flat can be created later - this will likely be close to a redesign. This can not only be financially lucrative (subsidies / depreciation), but also helps to avoid managing too much underutilized space later on. In addition, you can improve your income as you like through AirBnB or with a tenant and possibly later your retirement.

Nice, a working kitchen in the back area. But it should definitely be named and drawn in. Also, one should consider adjusting the size of the main kitchen a bit, namely making it somewhat smaller. Otherwise, the house will actually be too big in 5-6 years, and not because of two children’s rooms. (The 14-year-old probably won’t be around in 2 years either if he belongs to a clique )

And the mentioned pantry shouldn’t have to be stored scattered in the garage either. Something like that should all be strictly planned and not left to chance. The potatoes in the garage, the grain behind the kitchen, the bread in the kitchen. And therefore this door in the garage that leads through the heating/laundry room. To me, that’s too arbitrary...

But not everyone wants that. For me, it would be out of the question that someone else lives in our house as a tenant. The most important thing about a house for me is that you have it to yourself; rental income would not matter to me at all.

Of course not everyone wants that. I do not know the OP and am merely putting an alternative thought out there.
