Semi-detached house overpriced - Is the financing realistic?

The state government is not elected forever, and when a CSU man/woman boosts the economy, the great whining begins that everything is going to Berlin. We've had that before.

So I (also from Berlin) had a land reference value of 420 EUR and I paid 492. You could add a demolition share of 15 TEUR, so let's say 520 or 100 EUR above BORI. However, I am still in Berlin (Kaulsdorf) and could walk to the subway. Now it is one year later and when I look at other plots, they are all heading towards 600 and more, with somewhat worse locations. I also find the price a bit high, especially for a house of this size and age. On the other hand, I have seen similar houses for similar prices in neighboring districts of my plot. As I said, all from a year ago. I think a flat 600 TEUR should go through. But it also depends a lot on which suburb. Roughly the hemisphere. Do you have access to the S-Bahn or BVG (walkable)?

On the western border of Berlin. 1.5 km walk to the Regio -> 30 min to Alex. Bus (BVG) approx. 700 m. House is located with the garden directly on the biotope. Except for the neighbor (semi-detached house) no disturbing views possible.

Have prices in Berlin risen so much in recent years? About 6 years ago, Berlin was still considered one of the cheapest big cities to live in?
