Financing would then be around 600k, because of the additional costs.
Regarding the price jumps: of course I cannot know the condition of the 2018 semi-detached house. What makes me a bit suspicious is just the price increase. I also do not want to pay too much, but a price appropriate to the market situation, with a slight premium, to secure the property in case the appraiser finds the condition to be flawless.

In our town, a large number of semi-detached houses are currently being built and offered by a major developer from Brandenburg. The prices are around 550,000 EUR with a similar/slightly larger living area and at "only" 300 EUR standard land value. However, they are new, partly still adjustable, and of course from a commercial seller including warranty. But that doesn't help you now if your seller insists on their price.

The price does not match the land value. I would definitely not take a closer look.
Comparison 360sqm plot when buying at 450€ = €180k including ancillary costs.
Then you build 150sqm without a basement for 2,500€/sqm in high-quality equipment for €375k + €50k construction ancillary costs plus €50k complete exterior facilities and €20k for the garage.
Total €675k for a new KFW 55 house. There are still subsidies available.

Your offer is a no-go offer! Forget it immediately.
