Semi-detached house overpriced - Is the financing realistic?

I looked at the other semi-detached house from the outside. From the outside, they are identical in construction. The lot size is roughly the same. It is a semi-detached house residential area. Therefore, the construction time should also be almost identical. The only thing is the interior (heating, well-maintained?) about which I cannot say anything.

The thing is that I have to assume that they are largely the identical houses. Could it be that the price from 2018 (average 450k) can rise to 670k at the beginning of 2021? This concerns a property on the city border to Berlin (in Brandenburg).

Can anyone say whether this price increase is real or a fantasy of the seller?

In our town, a large number of semi-detached houses are currently being built and offered by a major developer from Brandenburg. The prices are around 550,000 EUR with a similar/slightly larger living area and at "only" 300 EUR standard land value. However, they are new, partly still changeable, and of course from a commercial seller including warranty. But that doesn't help you if your seller insists on his price.

According to Immosc....t, there are now about 20 5-room apartments available for rent in all of Berlin for under €2000 per month, with the house descriptions mentioning 2 children's rooms and a home office, which are increasingly common here, the pressure to own a house is enormous. I would also be interested to know how many square meters the house builders come from with the 160-200sqm living area.

What market value is realistic?

The one that is paid. There are plenty of fools.
With the land value, half a million would be a realistic figure for the value of the house (heating may soon need replacing, floors and bathrooms in the style from 20 years ago, energetically no longer up to date, etc.).
