The house is too expensive. With 550k the bucket is well paid. He won't get the 670 either.

My crystal ball is unfortunately broken, but it's good that yours still works. ;) Yes, it all sounds utopian, but by now I am no longer surprised by anything regarding real estate prices.

I don't know the prices in the area, especially not the increases in recent years. If the bank lags behind in its valuation and assesses the house significantly lower, it will very quickly appear as a 110% financing in their eyes. Is there also a real estate agent involved? One should not assume that nothing can be done to an 18-year-old house. Depending on the heating system and the maintenance needs of the materials used (windows, wood cladding) and the changed taste over time, quite a few tens of thousands of euros will quickly become necessary, depending on what you can and want to do yourself.

I find this price insanely high, but you can surely better assess to what extent it makes sense for you. Reason is a foreign word in the house and apartment market, especially in big cities. I have another question about home ownership in Berlin in general: Have prices in Berlin risen so much in recent years? About 6 years ago, Berlin was still considered one of the cheapest big cities to live in, wasn't it?

Anyone who has an old rental contract still lives cheaply today. When the ownership changes and/or modernization takes place, tenant displacement occurs. After modernizations, very few old tenants can still afford their new apartment. The rent control does not work as hoped. That is why there is a rush on single-family houses and condominiums; they can currently be sold even at overprices.
