Semi-detached house overpriced - Is the financing realistic?

As far as I observe the market in Berlin, there is still, with some luck, barely a used single-family house available in the metropolitan area. However, these might still be 2019/20 prices. Alone. In 19/20 our area had a price increase in the standard land value of +14÷

The question is always: location and gut feeling. One usually buys residential property (in Germany) for the long term...

To be able to build for the same money, as wrote, you would first have to get your hands on a plot of land at all. If you want to build, and don’t specifically want an existing property.

Colleagues of mine bought a house from this year of construction, also a semi-detached house. They upgraded the electrical system and renovated the bathroom. The heating still works, but the buffer for replacement must be there. Roughly something in the range of 20...25k€ went in before moving in.

Whether the price will be paid for the mentioned property is hard to predict from afar. I would try to compare what similar properties cost.

Is there a lot of interest, is that known to you?

In general, the price increase in popular areas is rapid, and you have to face that.

I think it is way too expensive for that little piece of land ....
