LOL - that has long since not been the case in the new building sector. Condominiums up to €30,000 are no problem, up to €10,000 already standard.

Are you now talking about the price per m²?

Yes, of course! Naturally, there might also be places where the whole apartment costs that much, but then you also get what you pay for ;)

Berlin was always very affordable and then skyrocketed massively. But Berlin is a lost city with the state government. You can check it off. The price of real estate is extortionate. In a few years, with luck, you'll get only half of that.

The state government is not elected forever, and when a CSU man/woman boosts the economy, the great whining begins that everything is going to Berlin. We’ve had that before.

So I (also from Berlin) had a standard land value of 420 EUR and paid 492. An asbestos removal cost of 15,000 EUR could be added, so let's say 520 or 100 EUR above BORI. However, I'm still in Berlin (Kaulsdorf) and could walk to the subway. Now it's a year later and when I look at other plots, they are all moving towards 600 and more, with somewhat worse locations. I also find the price a bit high, especially for a house of this size and age. On the other hand, I've seen similar houses for similar prices in neighboring districts of my property. As I said, all from a year ago. I think 600,000 EUR flat should pass. But it also strongly depends on which suburban edge. Roughly give the hemisphere. Do you have access to S-Bahn or BVG (within walking distance)?
