Development plan/restrictions
The outer walls are fixed and cannot be altered, as this concerns a condominium or project. However, the internal room layout can largely be defined by oneself.

Number of people, age
Currently 2 adults, maybe with children someday ;)

Space requirements on ground floor, upper floor
Request: 6 rooms:
- Master bedroom with master bathroom, dressing room
- 2 rooms (1 guest room, possibly 1 children's room)
- Small bathroom (shower / guest WC)
- 2 offices
- Utility room for washing machine, dryer, clothes dryer
- Large open living/dining area with kitchen island

House design
2 designs come from the architect, one is self-drawn.
The seating area would be carried through in all variants; the seating area at the lower left is oriented south-west.

What do you not like? Why?
Variant 1: Living room too tight, especially around the sofa area; office size "okay."
Variant 2: The utility room space in the kitchen does not quite suit us. Covered seating area can only be reached through the office.
Variant 3: No direct access to the covered seating area.

What do you like especially? Why?
Variant 2: Large dressing room, room sizes.
Variant 3: Room sizes.

If you have to give up something, which details/extensions?
Possibly only 1 office.

What is the most important/fundamental question about the floor plan summarized in 130 characters?
Do you perhaps have a completely different inspiration for the room arrangement?
How would you best arrange the living room, kitchen, dining table?

Unfortunately, the rooms are not dimensioned. But where do you see the main size difference between Variant 1 and 2 in the area of the sofa, etc.? In any case, Variant 2 is less cozy there because it is simply in the middle of the room.

The windows probably cannot be changed in size and position? All the more important are properly dimensioned wall sections .. how else should one redistribute something as an idea?

A north arrow in the drawings makes the most sense, then your southwest indication can be best assessed.

I am just wondering what kind of nightmares one would have in a bedroom with twelve corners :-(

... Bathroom door definitely in the other corner... just continue to the right of the plan... definitely!

It seems to me that on the sofa your knees are already sticking to the wall opposite?

Actually, the windows can be moved or enlarged, it just requires a small building application, which would be feasible.



I will provide that tonight, up is more or less north



That was also our first impression, the distance from wall to wall is 3.2m in the sofa area.

Regarding the dimensions, I have to check tonight what can be done, the m2 are at least indicated there, albeit in small print
