Repayment plan - what makes sense?

Are the figures correct for the KFW? Wasn't it 0.95% for the term > 10 years? And 0.75% for the 10-year term? What repayment rates are possible for the KfW portion? The calculator only shows it as full repayment. Then you would be paying over €1,100 per month to repay the KfW in 10 years.

Basically yes. However, at that time there were a few institutes with us that somehow subsidized the KFW and had 0.65 standing there.

With a 30-year term and 0.95 minus the KFW 55 subsidy, around 66k€ should have remained after 10 years. So we have to save 550€ per month to fully repay the KFW loan after 10 years.

I also calculated my repayment plans with Excel before signing. I always found it fascinating how much the surcharge for an interest rate lock >15 years translated into additional costs. Back then, we chose a 15-year lock instead of 20 because the extra 5 years were disproportionately expensive. At 25 and upwards, we were always significantly above our desired rate.

So I can only recommend getting familiar with Excel a bit and simply running a few scenarios with the posted template, for example.

Did the KfW component in second position have an influence on the interest rate of the bank's main loan in first position for you? Important for such a comparative calculation..

As far as I remember: no. However, I only have the comparison from before the increase in funding. Originally, we wanted to do it without KFW. Afterwards, I looked once and the savings through the grant were significantly over the term. From that point on, we only calculated the KFW variants.
