Rent out or sell a condominium? Decision in times of crisis?

I am not expecting our divorce and we are not having a marital crisis. But in such a pro-con list, every statistically relevant case is included. My wife and I talked about it normally before getting married. I do not find that strange but completely normal and mature. An achievement of the Enlightenment and subsequently secularization is that one is allowed to talk about a possible end of the marriage.

Does the apartment cover its costs through the achievable rental income?

So due installment and non-allocable additional costs yes, but because of income tax I basically repay out of my income - which is okay for me, it’s like a savings installment.

We ourselves faced the decision and decided to take the risk. I preferred to sell and my husband wanted to rent out. I didn’t feel like “playing landlord” and tend to be rather pessimistic. We had everything prepared just before the war and shortly after that we advertised (with a small price margin). Everyone said before the war it would sell immediately… In the end, the first viewing was after 3 weeks with a rejection and then nothing for a long time. The response was rather muted as well. Despite the great location, 4-room apartment, maisonette, parking spaces… Our price was still set quite high. I was really frustrated. The second viewing in June was successful and we were able to notarize the sale in August. My husband is now also glad. We were able to fulfill some extra wishes for the new house with a decent profit and now have a good buffer in case something unexpected happens. Prepayment penalty was surprisingly 0€ :)

Sprengnetter is supposed to have quite capable experts; if they estimated an apartment built in 2016 in Berlin at 462k in 2019, I don't understand your "probably less now," and would call for 490k. I have read the entire rest of the thread so far, but wouldn't have needed to for that.

Reasonable location in Berlin? Then it would be clear to me that I keep the apartment. With the housing market in Berlin, you can only win if you keep the apartment for a few more years.
