Finding tenants through acquaintances/friends? Seriously now? In case of conflict, you have fewer tenants and fewer acquaintances…

The emphasis was on acquaintances, not friends! Because acquaintances can assess the personal situation of those they recommend to you and certainly do not want to be confronted by me later with "Who did you recommend to me as a tenant?". That is clearly better than the internet, where you have no chance at all to find out anything precise about the tenant, since anyone can lie to your face there. That is how we have always done well. By the way, I know many who do not list their really well-maintained properties on the internet for a few euros less, but rather market them through acquaintances or local banks etc. via personal conversations and accordingly get a guaranteed creditworthy tenant.
