Prices are falling here sometimes (in the small town), but only for old poorly insulated apartments <20 years. The new energy-efficient apartments will definitely not lose value in the coming years. In Berlin, I wouldn’t worry about a possible loss in value at all. Furthermore, due to sharply rising construction costs/interest rates, much less will be built despite more immigration and a continuing increase in migration to the metropolises. Also, far fewer people can afford to buy an apartment because of these factors, so not only will fewer energy-inefficient apartments be built, but many more people will have to rent an apartment. The result will be that especially rents for new-build apartments with low additional costs will continue to rise (at least in the Big 4 Cities). And for a civil servant teacher with job security, I certainly wouldn’t worry about rent in the current times. It doesn’t get better than this. What do you want to do with 60k in the current inflation other than lose 10k every year? A property definitely withstands inflation without loss of value with your criteria. Also, in times of great economic uncertainty, you would probably get the worst price (in a year it might look a lot better again). Therefore, my tip to you: Keep it at all costs and enjoy a property in a good location with good energy efficiency and continued rising value, as rents will rise in the coming years with higher demand if fewer can buy their own home, so you can go into the future a bit more relaxed with this inflation-protected asset. So please don’t sell! That would be a big mistake. PS: With divorce rates, it is only sensible to protect self-built assets. That has nothing to do with pessimism or lack of romance but with common sense and rational action. What I have worked for should of course continue to belong to me. Unfortunately, not everyone thinks about that yet.
