Rent out or sell a condominium? Decision in times of crisis?

However, I also see the "concentration risk" in the lot size "1 residential rental unit" as an argument even in Berlin. And honestly, I would even prefer a lawyer to a teacher as a tenant ;-)

You don't sell apartments. Clearly keep them.

My train of thought was that you form a condominium community (with your acquaintance or friend). Then you still have a foothold in the apartment and on the other hand the security that it is handled properly and in case of need, you share the costs incurred.

To the others: Thanks for the contributions, you mention exactly the arguments that also go through my mind. except Don’t get it, is that some kind of rule of thumb? Why shouldn’t you sell an apartment?

: Well, the increased interest rates are already noticeable (also in Berlin) and that was indeed a sticky situation but commissioned through a real estate agent. They can already phrase the information so that the equipment is considered high-end, while the financing bank then rates it rather medium.

It’s not A, but it’s already A+. Boxi and Simon Dach as well as Rummelsburger Bucht can be reached by bike in 10 minutes. S+U within walking distance, shopping opportunities and bakeries too. I already liked it there.

We initially considered, when it came to our semi-detached house, whether to sell or rent it out..

In the end, we decided to sell and achieved a purchase price that we probably would never have gotten again.

In hindsight, exactly the right decision for us.



That was also a point for us.

We invested part of the money directly into all the work around the house. Even our conservatory is now finished. Financially, this would have been possible much later otherwise.

Now, except for decoration in the house, we have no open construction sites left and everything is paid for :) (except for the mortgage of course;) )
