For such measures: continuous dormers on both sides and an additional nearly 50m² extension, even I would consider demolition and rebuilding. With these construction measures, you are also exceeding 50m² of living space renewal in total, and all requirements of the Energy Saving Ordinance and the Renewable Energy Heat Act for new buildings apply.

The plans show a wall thickness of 24cm everywhere. That probably can't remain as is. Given the amount and the planning, probably only the walls—and even those only partially (not even the roof structure yet)—will remain. I would rather demolish everything except the basement and build up anew from there.

The extension has a net floor area of just under 21 m², not 50 m². Regarding the exterior walls, an appointment with an energy consultant is still pending. The "problem" with the new building has always been that the development plan does not allow for a house as we envision it (in the Bauhaus style) due to restrictions such as the roof pitch or the number of full stories. This means the new house would basically not look much different from the existing one and the costs of demolition would be added.

I don't think the thing is bad.
The dressing room and parents' bedroom upstairs should still swap places.
In the extension, the windows are poorly arranged in my opinion - if I interpret it correctly, a huge north window where you would actually expect the cozy corner. I would reconsider that.
I would probably dock the kitchen island opposite so that you can quickly get to the pantry without having to do a slalom run every time.
Windows in the upstairs bathroom are somehow missing too.

Thanks for the feedback. Why would you swap the bedroom and the dressing room?

The extension faces south, the kitchen is on the north side. Through the extension you then get to the terrace. The plan is to install large sliding doors here.

We had also considered the kitchen island on the opposite side for the same reason. The problem could only be that three stools are supposed to stand at the island. This could get a bit tight with the door to the other terrace. This terrace and the door already exist, which is why moving the door would be complicated.

Firstly, the children's ears don't need to know what mommy and daddy get up to in the bedroom. Secondly, one partner can keep sleeping while the other is already getting dressed and leaving the house.

Ah, the orientation would be nice to have as a north arrow in the graphic. The living room layout doesn't feel particularly cozy – what do you think? I would rather plan in this direction:



Oh, so there are supposed to be stools there. The island also creates a passage of only about 60(?) at the bottom of the plan. That’s really narrow. Ask Kerstin (kbt09) about the kitchen, she knows a lot and has ideas.
