Renewed land division or just re-measurement?

I found it quite astonishing that you are already specifically thinking about the next build when the current one hasn't even been moved into yet ;) Although my girlfriend has been dreaming of a second build since Friday as well. She was on a waiting list in a town in Hegau and now something actually became available... 950sqm, €110/sqm, almost directly on the Swiss border and the town is even significantly smaller than our current building location. Fortunately, the selection process will probably save us from making a decision ;)

yes, because I think it is not normal to build several houses in a lifetime. Not everyone enjoys building or accompanying the house construction, and there are even people who feel comfortable in a certain place and therefore make compromises regarding living. Moving is also not always easy with children. From a certain age, they mostly have a fixed social environment.

That does not mean that one never moves again. But I personally do not know people who move "for fun" with their family just because it always has to be nicer, newer, and bigger.

The norm for a very large majority is to remain renters. However, for those who build, it is becoming increasingly normal to have to do this more than once, because real estate is not only completely immobile but also only conditionally variable – somewhat crudely, one could also call it "inflexibles." Earlier generations have also already reacted to their aging, but their means of choice was often still a "stair lift," whereas today’s (soon-to-be) seniors more frequently perceive these impulses for change as an opportunity for a change of scenery.

We thought so too, but suddenly the 5-room house over 4 floors was too big. A young family with many children now lives there. And the new building plot 200 meters away was just right for a 3-room bungalow on one floor. Life just changes.

We have been actively looking for plots since around 2017 and then found the current one in 2019. Nevertheless, I kept searching in the meantime and during the whole time not a single plot was on the market.

But I also changed my opinion about the topic "building once in a lifetime" since about the middle of the construction. Namely when it started that we had to think about every half a meter on the plot whether we could sacrifice it or not.

For someone with 500+ sqm plot this may sound ridiculous, but with a 389 sqm plot we did not have that luxury.



For one person it is normal, for another not. Until 2019 I would never have thought that we would build even once in a lifetime.

I wouldn’t move for fun either, but because we hope for more freedom on our own land. And with our general contractor, almost everything ran smoothly regarding the construction. So smoothly that we would build with them again, only differently.

We leave aside the issue of the child and moving away, the plot is only about 1 km away from the current one.



I currently have a new build that I haven’t even moved into yet, so there can be no question of nicer, newer, and bigger here.

Only the plot would be larger and allow a bit more privacy. Nothing more and nothing less.

And I don’t have the plot yet, maybe the whole topic will settle because the seller changes her mind or someone else is faster or whatever and that would be totally fine too.

And even if it sounds silly, if you can afford it without having to pinch every penny in the middle of the month – why not?!

This is one of those moments when I can hardly believe that we found a plot in 2 months and it was even a pretty good one. Even though the development had not yet started. I think every builder has the issue of "next time I would...". And we joked a few times that we would simply build again in the third phase of the development area, nearby, and enjoy the luxury of just being present at the construction site without having to organize it all. ;) But seriously, I can quite imagine building again, just not so soon. With the increased interest rates and construction costs, we wouldn’t be able to maintain the same standard anymore. Don’t worry, even with our 700 sqm, every meter in the garden planning is checked multiple times to see if we really want to "use it up." With more space, the wishes grow too. Although I have huge respect for building something decent on such a small plot.
