What about architect fees, structural engineer, building application fees, earthworks, construction electricity, water, etc.? 5000€ additional costs are far too little. And beware! An architect-designed house does not have a fixed price; these are only estimates. It can become more expensive depending on how generously the architect has calculated.

Sorry, it reads as if all the construction-side costs are missing. Paving work, utility connections, permits, and surveying... Or did I overlook something?

I assume that the estimated costs from the architect regarding the building permit mean the building application? I mean... Why would the architect list these costs or is that normal?..

Yes, since these are estimates, I also have a little "lingering gut feeling." However, acquaintances of ours have also built with him and had very good experiences. They were even able to save some money on their build!!
