Morning everyone,

I have calculated another financing option and would like to know your opinion on it. Instead of what is written on the first page, I would now like to use Kfw funds, as we want to build a Kfw 70 house. Instead of the monthly rate of 996€ for 25 years, this repayment would be as follows: Year 1 ==> 787€/ month Year 2-10 ==> 924€/ month Year 10-25 ==> 1014€/ month (assuming KfW remaining debt of 36,000€ at 4.5% interest and a term of 25 years) Year 25-30 ==> 227€/ month What do you think about it?? Would you recommend it or not??

And if the interest rate should be 6%, there will only be potatoes for dinner? 10 years is a long time... in the last 10 years, the interest rate was often over 4.5%.

Yes, that's true, but I had to calculate with some value.... So you would rather lean towards the complete offer?!

Are such super good interest rates actually offered for up to 30 years as well, or does it usually end at 25 years?? For example, in the offer from Interhyp, with €240,000 the effective interest rate was 1.81%, and at €250,000 it was already back up to 2.25%....

I would aim for 15 years if possible. After 10 years, you also have a special termination right and can play strategically. With 10 years, you have to refinance – basically do or die. I’m just saying that with a higher remaining debt, it is a risk not to be underestimated – especially if the monthly net income is not abundant (which is probably the case for most). I find 20 to 30 years exaggerated – you often pay dearly for the security (by repaying less and paying more interest).

15 years?? But I always understood here in the forum that you should take the most security and thus the longest fixed interest period?! That would also seem the most logical to me... And you had written under #40 that the interest rate in recent years has also often been > 4.5% = only potatoes for dinner..... The repayment in the current offer was 3.18% over 25 years without residual debt. Or am I now having a thinking error??
