The municipality sells plots at a quarter of the standard land value?
Otherwise, everyone here will tell you that you can’t build that cheaply, not even with Town & Country.
Is the base slab even included at the mentioned price for the Flair? And the earthworks? There is a topic here, I believe in the section below this one, about which costs you have to consider.

Exactly, the price is fixed, depending on the building area – only under the condition that the plot must be occupied by oneself for at least 5 years, otherwise you have to pay a "penalty" of 150 EUR/sqm.
T+C is for me initially just a first price anchor, from which I want to work further.
At least here I already get a very first impression of "what costs what".
According to the website, base slab and earthworks are at least included (the building plot is flat as a board).
Better than any online bank, which mostly only knows black and white.

these are all plans, and T+C is the Dacia among construction companies. That means every screw costs extra; if you haven’t negotiated something, it costs extra. From the list prices, I would advise you to say goodbye to the topic of construction or factor in a 25-30% buffer.
Regarding the club, gym, etc. You’re saving on hobbies that won’t be continued in the new place??
Otherwise, you can see for yourselves that it’s tight, already now. Surely you will have an income of up to 400k. Whether you feel comfortable and want to put the special payment into repayment every year, I don’t know.
See above, for me T+C serves only as a very first benchmark, as I have no feeling for prices at all yet, that’s why I calculated (in my opinion) generously with 35,000 EUR for customization and additional costs for trades.
Swimming club would only be 70€ per year anyway, my wife is uncertain even if we stay here in town whether she remains a member or not.
The gym has also already been canceled, since for us it’s actually only a “bad weather” alternative for road cycling – a roller trainer would move into the house instead.
Unfortunately, I also fear that the construction costs are underestimated.
Roughly calculate 2,500 euros/sqm, and those are then only the pure construction costs for the house. Without basement, without kitchen, without plot, without incidental construction costs.
It’s different if you can do a lot of your own work, how is that for you?
Otherwise: An informal appointment with the house bank already makes sense. They will at least calculate the framework a bit.

I get a kitchen at employee rates (relatives work for a large kitchen manufacturer)
Own work that I dare to do myself, already done: chasing cable ducts, laying parquet, painting, erecting drywall walls
Additionally, we still have craftsmen among relatives.
Every bank handles that differently. The house bank is often the most flexible; you should definitely get in touch there.

A municipality normally does not sell below the standard land value. Your calculation unfortunately falls apart, even with Town & Country. Plan at least 100k more.
See above, these are fixed sqm prices under the condition that you live on the plot yourself for at least 5 years.
It’s also not at the *ss of the world: the place is centrally located between 4 university cities in NRW (the closest about 15km / the farthest about 60km)
