Problems finding an appropriate financing budget limit

The construction costs seem too low to me. [bodenlose] already included? The item earthworks is completely missing. I would rather plan for 350-375 TEUR. And I don’t understand the land prices... why would the municipality sell so far below value? I believe everything falls apart with the land prices, unless you are building somewhere in the farthest [Vorpommern].

Exactly, the price is fixed, depending on the building area – only under the condition that the plot must be occupied by oneself for at least 5 years, otherwise you have to pay a "penalty" of 150 EUR/sqm.

T+C is for me initially just a first price anchor, from which I want to work further.
At least here I already get a very first impression of "what costs what".

According to the website, base slab and earthworks are at least included (the building plot is flat as a board).

See above, for me T+C serves only as a very first benchmark, as I have no feeling for prices at all yet, that’s why I calculated (in my opinion) generously with 35,000 EUR for customization and additional costs for trades.

Swimming club would only be 70€ per year anyway, my wife is uncertain even if we stay here in town whether she remains a member or not.
The gym has also already been canceled, since for us it’s actually only a “bad weather” alternative for road cycling – a roller trainer would move into the house instead.

I get a kitchen at employee rates (relatives work for a large kitchen manufacturer)

Own work that I dare to do myself, already done: chasing cable ducts, laying parquet, painting, erecting drywall walls

See above, these are fixed sqm prices under the condition that you live on the plot yourself for at least 5 years.

It’s also not at the *ss of the world: the place is centrally located between 4 university cities in NRW (the closest about 15km / the farthest about 60km)

I can’t really believe that. Given the location, I would expect the price per square meter to be about 10 times higher. Why should the municipality give away land for free?

That still does not explain why the municipality should offer such a price, especially since the current market price is often twice the [Bodenrichtwert].

That would mean the municipality sells for 80 euros per m2 even though it is worth 500 m2.

If that is really the case, the number of applicants will go to infinity...

Salary will definitely increase, but I would like to start from the status quo.

At some point we will both inherit six-figure sums, but I also want to leave such things aside.

As I said:
sqm land: €50
+ €30 for connection costs etc.

Outsiders without “points” probably won’t succeed because they are treated subordinate.
Since my wife has lived in the town for 20 years, we are married and have one child, we have quite good points.
Also because only families can apply who have so far no house or no more than one condominium in the area - and the ownership quota is relatively high in town!

This is a 6-win in the lottery! Congratulations. Just the developed plots alone could be sold after 5 years for €500-600/sqm. That makes a profit of €300,000 that is given to you by the municipality. Congratulations!
