Let’s just take the painting. With a living area of about 130 sqm, you have wall surfaces of approx. 300 sqm plus 130 sqm of ceilings (all roughly estimated). Then you buy a good paint, like Indeko Plus for example. Costs about €80-90 for 12.5 liters. Each bucket is enough for two coats on 50 sqm. So you already need €800 just for paint. Please prime beforehand and buy materials like paint rollers etc. Then you end up at about +/- €1,000. Who will do the painting then? Who sands the walls so finely beforehand (or fills them) so that you can paint directly? Who alternatively installs paint fleece and pays for the material? It’s true that €1,000 for paint fits. But then without any other work, as own labor and only the pure material “paint.” In reality, you’ll have to spend significantly more before the walls look nice.

Is that somewhere in the coal region? People always say NRW is so ugly there, nobody wants to live there :D. Could that be a reason for the cheap prices, because everyone is moving away from there?

Otherwise, one must not forget that with cheap plots, the craftsmen are also cheaper.

And whether you need such expensive paint for a cheap house? The dispersion paint from Aldi or the hardware store is plenty. There, a bucket costs 20 euros and not 80 euros!

Don’t make it too complicated and calculate 2,500 euros per sqm for the house -> You can figure that out. (Example for 150 sqm = 375k euros)

Then take about 15% additional construction costs from this amount -> You can calculate that.
(Example for 375k euros = 56,250 euros)

Then add the outdoor facilities with about 5% of the house price -> you can calculate that
(Example for 375k euros = 18,750)

Then add a carport with a flat rate of 15k or a double garage with 30k -> you can calculate that

Then add the land -> you can calculate that

It won’t get cheaper, this is the MINIMUM.

Edit: just stay away from Town & Country. Franchise system - not trustworthy

The "simple" paint isn't much cheaper. You just ruin more clothes because it splatters or you have to paint multiple times. With luck (and light plaster or painter's fleece), a single coat is enough with painter's paint.

At an interest rate of 1.2% and an initial repayment of 2.5%, I come to a possible budget of about 400k plus equity for your mentioned 1200€. If you increase to about 1500€, 500k plus equity is also possible.

I won’t go into the content in detail, but you have been striking me with sweeping statements more often recently (e.g., "photovoltaics are not worthwhile"). I find that completely inappropriate and it unnecessarily unsettles many readers and casts honest partners of Town & Country in a bad light. It would be beneficial for everyone if you presented your statements as your own, undifferentiated opinion...
