Did I overlook the KfW standard?

Regarding the garage: Last year, we were offered an insulated double garage with a window and a door to the garden area, as well as a large sectional door with electric drive from Zapf. Price: €34,000.00.
Without a developer, the garage costs only €24,000.00 including the foundation.

Are you completely bound to this offer, or do you have the possibility to take out some of the work?

Presumably, I could also build the garage myself, although I prefer the turnkey complete package. I have obtained offers myself from Rekers (concrete) and Siebau (steel prefabricated garage). Without foundations and without a crane, the concrete prefabricated garage is priced at 24,000 euros (the steel garage is cheaper). The unit price of the garage shown in the property developer's offer is 1,300 euros above the price that Rekers offered me (excluding foundation and crane according to effort). Of course, I still have to add property transfer tax and notary fees (the price for my convenience; turnkey).

Where do you get an (insulated) garage including foundation for 24,000 euros (if necessary, also via PM)? By concrete garage, I mean 8 cm concrete C35/45, smooth formwork on the outside with plaster in a special color (house color), inside with a washable coating. What does the wall structure of an insulated garage look like?

Edit: According to the offer: 2 x sectional door LPU 40, L-groove, double-walled insulated.

In Heimbach-Weiß near Neuwied. Rhineland-Palatinate. Local manufacturer. Including foundations and crane setup: €22,100. A good price. Nevertheless, we decided against a large double prefabricated garage and for a carport. We like the appearance better that way.

I would recommend checking around locally. Surely there are manufacturers there as well. The money saved can then be used for other wishes.

Hello,
we also purchased a house from the developer "turnkey" last year (solid construction and equipment "good standard"). Attached are a few notes and our framework conditions for a comparison: Maybe it helps:

We also had 25€ for tile material including installation
Floors: 25€ standard: tiles 30*60 rather 50€/m² currently higher installation effort tiles 60x60 about 80€ currently installation effort

Set aside a few hundred for an architect who designs a tile plan for you. Otherwise, the tilers like to just start without planning

Parquet including installation approx. 100-150€/m²
Walls: textured wallpaper! We decided on fiber fleece. Costs here including Indeko Plus 18-20€/m²

Stairs: What will be installed? We were actually supposed to get a steel frame. For the ground floor I had a closed system installed and for the upper floor a flat steel stringer staircase with oak steps

Doors: What will be installed? I calculated about 1000€/piece for style doors partly with flush stops

Bathrooms: That was the joke when I went to the bathroom showroom. Offered two bathrooms and a guest WC about 25K€ for extra wishes. I took care of the fine installation myself (material purchased via Megabad and Co) and saved 10K€.

Sufficient sockets. I retrofitted about 35 outlets.

Fireplace: Only the chimney flue cost us 7500 from the developer

Empty conduits for alarm etc. sound systems. Empty channels flush-mounted in the area of media outputs etc. Here you can then lay cables for the flatscreen etc. all under the wall (doesn’t cost the world)

Pay attention to fine work: How is the vapor barrier applied in the roof slope area. We would have had an extra base here and therefore entrusted the attic conversion to the drywall builder we trust. Pay attention to bases etc. in the tile area. These can also be prevented.

Screed. If you already know your floor coverings, specify the height differences accordingly so that no steps arise later.

We paid 530K€ for about 150m² including kitchen and some own work, the construction still swallowed about 130-140K€ in extras. For that we now have everything as we wanted

Is it made of platinum? Even if I assume that the chimney flue is led from the basement – for my part also double-flue – I cannot calculate this amount. Rhenish regards

Apparently, some general contractors do take it - I have heard several times within my circle of colleagues that the price is 6-8 grand just for the chimney.

Our chimney cost just under 1600 euros (starting from the ground floor).

In general, I find 530,000 euros for 150m² already VERY generous for the seemingly modest fittings and the actual own work done (despite being "turnkey")...
