Something like that. It’s a Plewa room-air independent unit and an empty shaft for possible later installation of photovoltaics etc.
Including roof sealing etc. From the basement to the ridge about 12m total length.

Our problem. A subsequent installation would not have made sense (underfloor heating, and design of the rooms on the first floor and attic bathroom)

Prices are fully okay. Standard land value in my area averages around €800/m² and we have 360m² currently 200m² common area. For you, it has to be right at the end of the day! I still consider it significantly too much; in my opinion, you should have managed with TEUR 5 to 5.5. The shaft for the later photovoltaics doesn’t cost a fortune.


Sounds familiar to me... I manage comparable projects in Haan-Gruiten as well as in the northern part of Düsseldorf.

Quite hot, rather the southern Rhine area second row, you can easily add another 100% for the first row

As already mentioned, everyone has to decide for themselves what they are willing to pay.

Do you only have a fireplace or also a gas heating system?

530k included the land? It read differently...

We have a condensing boiler with a 300l storage tank / 2 collectors on the roof (underfloor heating). After about a year, roughly 30KWh/m² consumption.

The fireplace is primarily for coziness. Since the house is well insulated, I chose the thing with 600kg of storage mass. No problems with overheating the room (approx. 55m²). Still over 80°C residual heat in the stove in the morning. So the energy is still being used. It was about 3 RM last heating period.
