Hello everyone,
thank you very much for taking the time and for raising your objections so quickly and in such numbers. Even if there is some sarcasm here and there.
We ourselves also had a few doubts about the draft, which are now being confirmed. However, the plan was really created by an architect and not just copied, even though many requirements and ideas came from us, which may also have influenced how the plan turned out.
Basically, the plan is still in the detailed phase and serves to request offers from possible builders. Exactly where which window will be located is not yet determined, nor how the bathroom will be arranged.
Regarding the elevation/orientation. The biggest slope is located in the southwest of the plot, which would of course be good for the basement. However, we want to have as much open space as possible in front of the house and as little area as possible behind the house in the east/north. That is why the house was placed as far northeast as possible. In any case, we can only lay the driveway in the northern area of the plot towards the west. In addition, there are very nosy neighbors in the southeast, see the plan [Baugebiet]. The existing house with number 1.
Regarding the pantry/kitchen. The pantry should have direct access from the kitchen, this was explicitly requested by us. Access from the hallway is secondary for us. The kitchen island is still too large at the moment, I completely agree with you.
Topic costs. We plan to carry out various tasks ourselves and have qualified personnel for this. Still, thank you for your assessment here as well; we will review the cost planning again. Besides the basement, what do you think is driving the costs up here? We are located in Bavaria but not in the southern area and far from metropolitan regions.
Finally, a key question. From your point of view, is the draft still salvageable with various adjustments, or should it be started from scratch again? A start of construction desired by us this year would of course no longer be feasible.
Best regards
