Regarding the orientation on the property, does the picture help?
Unfortunately, neither lines nor points indicate elevations.
And yes, possibly something went wrong in the planning or the process.
I point this out because it is a very common mistake to only go to the groom's viewing with preliminary drawings. On the one hand, this wastes time, and on the other hand, it wastes even more time. First, because this step can be taken earlier. And second, because feedback generates impulses that can no longer be incorporated as well later on. Therefore, the resting phase in my house-building schedule has its fixed place between Module A and service phase 3 (and the setting of the course takes place during the resting phase). Submitting the orientation request later costs time as explained above (and thus also money, considering construction cost inflation). In addition, we currently live in a time of great risk that the government will come up with new regulations and funding program application deadlines.
But the financing is unrealistic. Construction costs of 3500 euros per square meter already amount to 700,000 euros for the building without basement. And many things are still missing, not to mention the exterior facilities. The basement will certainly be between 70,000 and 100,000 euros including excavation and interior finishing.
The basement question must naturally be clarified even earlier (before finalizing the translation of the room program into a building structure in service phase 2).
