Is there actually a comparison site on the internet where the various construction descriptions of the individual prefabricated house providers are compared?
Or are there also construction descriptions that are sufficiently complete? I always thought that the companies W and Z were very detailed...? But also sufficient in content?

By the way, we were also a bit shaken here regarding the price. But despite everything: we still don’t really know what we have to calculate...
The plot probably costs us 140 without additional costs. Our total budget is between 400-420. Everything should be included without any own work.

I have to agree with Der Da, but one small remark: If every provider had to write EVERYTHING down, we builders would have to compare books. That’s why it is important to ask independent reference customers of the last 2/3 providers to find out the costs that are really not included. The best thing is to go to a new development area where the manufacturer has just built a comparable house. For example, in our construction service description, it only says "Container wekseits." You learn from other builders or the seller that the container was emptied 5 times and that this did not cost anything. If everything like that is listed in the construction service description, then you can’t see the forest for the trees. You have to trust your partner, to whom you give a lot of money (or be able to trust them). Reputable companies clarify the costs that really arise.

Our BB comprises 22 pages and knows that it is largely complete. Largely because there are some costs that I cannot specify at the time of signing the construction contract. For example, I know nothing about the existing building ground if no soil survey is available. Since we generally do not build without one, the cost determination is always postponed until after the contract is concluded, unless the interested parties come to me with a soil survey. However, I provide a fixed-price offer including plans to the interested party; in order for them to compare, a building description is needed, which always becomes part of the construction contract. Furthermore, they always receive the ancillary construction cost list prepared by me, which is also available here on the HBF for every user to view. Taken together plus the note that - in case of difficult soil conditions - additional foundation costs of around TEUR 8 plus "x" may be incurred by the interested party, this puts the vast majority of prospective builders on a sound footing. I am still very proud that - in almost 17 years of market activity - not a single construction financing has fallen through!

However, I also "expect" a certain degree of reasonableness from potential builders. Whoever buys a new car today can almost greet every single screw by name. When building a house, this reasonableness mainly culminates in the desire to have all trades broken down individually. Apart from the fact that no reputable house provider does this – exceptions being providers who enter the market with free choice of subcontractors/trades; but then their service is usually separate from the actual one – the majority of builders choose according to the number at the bottom right. If this matches their expectations, they almost naively sign any construction contract; it is not uncommon for a rude awakening to follow at the end. That all this can be avoided I have written more than once here – in my album there is also a small description "How I do it right." In short, in my opinion, 98% of all builders can protect themselves from bankruptcies, misfortunes, and mishaps; exceptions naturally confirm the rule. The vast majority of nationwide providers and construction companies are reputable providers – whether prefabricated or solid houses; however, quality work also costs money!

Ancillary building costs: TEUR 35-40
Reserve foundation extra costs: TEUR 8
Prefabricated garage 3 x 9: TEUR 12.5

Remaining for the house TEUR 219.5 or 209.5. In NRW, you can get good 140 - 150 sqm of living space, solidly built without a basement, but as a KfW 70 efficiency house.

Have you not yet made a preliminary selection of providers with whom you can imagine building a house, or is it the sellers’ fault that you have not yet developed trust anywhere?

Correct - "only" the pure assembly of the building envelope takes up to 3 days; the interior finishing takes a good 3-4 months everywhere, depending on the size of the object. Kind regards

Schedule of our "prefabricated house": First discussions: September 2011 Signature of factory contract: January 10, 2012 House assembly: November 29, 2012 Interior finishing: since December 3, 2012 Move-in planned: end of March 2013. So 3 months is pretty accurate, for us there were 3 weeks of company holidays in between. Although we clearly moved forward in the queue. But that was only because we put some pressure on the appointments, and everything went smoothly. Otherwise, our house would not have been assembled before February 2013. At first this may sound like a long time, but I have a tip on how to significantly shorten the time. Just make sure your wife gets pregnant 1-2 months after signing. Then time flies by. But be careful with own work... here it takes a little longer D:

Yes, I know, production time, installation date... annoying... We just want to move in as soon as possible!

Regarding financial planning. The price is acceptable so far. But since interest rates fluctuate and various providers offer special rates, it could definitely be cheaper.
