Prefab House Forum - Complete house possible for 150,000?

That is more likely to be achieved with a solid house provider. Apart from that, it is also – especially compared to Weberhaus – quite a bit cheaper. Bien-Zenker are currently – in my opinion because of the failure with Ikea – coming to market with prices that I sometimes cannot understand.

"Where" do you want to build "what"?

Why a letdown with IKEA... you get exactly what you can expect. A house assembled with the Allen key. Don’t get me wrong... Ikea is great, but if someone buys a house from them, there’s no help for them anymore. I find it astonishing that Bien-Zenker agreed to this. It probably couldn’t harm their image more.

The idea itself was not so wrong; probably just not thought through enough. The prefabricated house industry still has *only* a share of max. 10% of the total construction volume in Germany. If no one comes up with "the" idea, this ratio of the numbers to each other will not change anytime soon. Bien-Zenker therefore did not previously have the numbers they wished for in my opinion. IKEA is the market leader in terms of pick-up furniture – whether they are inexpensive, we'll leave that aside. It was therefore obvious that eventually they would offer a suitable single-family home. Presumably, the day-to-day test showed that Bien-Zenker is also not the cheap option and thus does not fit the advertising claim of the Swede. Besides, Ikea must have demanded *nice* licensing fees. I calculated the whole thing when they went to market with it and almost immediately asked myself *which* customer would voluntarily pay that when otherwise it goes without *additional* licensing fees.

The quintessence of the whole dilemma is that the image damage can only be forgotten over the months through either a price reduction or a unique selling point. The latter doesn't really work – no one can reinvent the wheel – so only the former applies. This is exactly what I currently observe in the market. However, Bien-Zenker also depends on a healthy balance sheet and in my opinion must ensure this through follow-up purchases.

Otherwise – just take a look at the niche market. You can buy a "Glööckler house," a "Jette Joop house," or even wallpapers designed by Dieter Bohlen. Surely all without any share of the turnover.

Hi,

I would take a look at the [Massivhausanbieter] (I don't want to advertise here, just contact me), they are usually cheaper than the prefab house suppliers. Also, the "fast construction time" is quickly relativized by the fact that your prefab house has to be prefabricated first, and they only do that once all preconditions are clarified. The [Massivhausbauträger] can start immediately.
With the provider we want to build with, you can get a house for 110,000 EUR at a fixed price, provided a [Satteldachhaus] with just under 140 m² floor area is sufficient for you. Everything is included except painting services and/or flooring. However, tiles are already included, at about 15 €/m², somewhat low-budget. BUT, you of course have to consider the additional construction costs, according to the list from [Bauexperte]. You also have to budget some reserves, then the 150,000 EUR might be a bit tight. But maybe it will work out.

Hello,

everything included, e.g., heating, underfloor heating, triple-glazed windows, blinds, floor slab, sanitary?

110 thousand euros – hardly imaginable. Our roughly equally sized KFW70 prefab house as a shell house without anything (no dormer, controlled residential ventilation, screed/underfloor heating, heating, doors, filling/sanding/painting) cost that much. But including triple glazing and blinds, stairs, front door.

And even then, we were still in the mid-price range...
