Sorry - no way; you are talking about a price per sqm/living area of around €983.00 (140 sqm/floor area minus the share of usable areas and slopes).

You registered as coming from Berlin; to me, that means this provider does not have a German passport, at least their subsidiaries must come from nearby European countries. If, contrary to expectations, this is a provider registered here, it can only be one of the well-known low-cost providers in my opinion, and caution is always advised with them. The recently bankrupt IBG is a good example of unrealistic calculations.

The Berlin area is certainly cheaper than the rest of the country when it comes to building a single-family house; but not that cheap.

Hello, well that really puts things into perspective: 140sqm = 110 thousand € 163sqm = 192 thousand € Excavation/house connections/development costs are extra, right? Best regards

Sure, it does put things into perspective, there are also plenty of extras included. That’s why I said, if you don’t need those and want to build very cheaply, you certainly can. Earthworks are included up to a certain extent, but we have also added a buffer to the incidental construction costs in case more intensive earthworks become necessary. House connections are part of the incidental construction costs, the plot is already fully developed.

Markolino, are you still building or is it already finished? 200 TEUR for a city villa with your extras sounds suspiciously cheap. But maybe you really have a great provider, you will surely tell us after completion how it went and if there were any problems!

The fact that a house for 150,000 euros including additional costs is hardly or not at all feasible has already been rehashed.

What surprises me more are the information from the OP.

Land is available (counts as equity)
Budget is 150,000 euros, but a loan is not possible (so the 150,000 euros will also be equity)

Why the heck should a loan not be possible there?

If I have that much equity and then need another 50,000 euros to build the house properly... every bank should offer a loan at unbeatable conditions.
If in doubt, just KfW! There I get money for owner-occupied residential property or energy-efficient building at 1.4% interest.

Does that actually count if there are commercial spaces in the building?
