What do you base that on? Besides "a basement would be nice," I don't really see anything particularly significant in the initial post.

Well, about 180 sqm with "random" basement rooms is a bit exaggerated for a family with one child. A guest WC of 6 sqm is luxury, an extra office of 10 sqm is luxury. All that space also has to be paid for.

I live in a country with dense urban development. Here, a normal single-family house is about 130 sqm. For families with 2 children and home office. Works great, nobody thinks it's small or not doable.

If money is limited, you just have to restrict yourself. That simple, that ecological, that sensible. Thank God.

Something to consider.

I agree with Yvonne ... the garage with its interior dimensions of 375x1148 is certainly worth reconsidering in this position. And given the size, I also wonder what else is supposed to go into the basement? Ok, the house connection room, but otherwise?

In the new self-planning variant, there is a lack of storage space in the hallway. A pantry with 95 cm depth, for example, does not allow for a freezer cabinet or similar along the long side, but only along the head side.

In general, one should also plan the location of the terrace and then check how the access routes to it are.

Wait, we never talked about 180sqm, that was clear to me from the beginning, I was also aware of the 3000€/sqm beforehand.

Our requirements were:

Ground floor:
- Open kitchen with peninsula
- Dining room for an average of 6 people
- Office for home office and suitable as a bedroom in old age (with option in the basement if not feasible and to separate the living room)
- Bathroom suitable for old age
- Staircase theoretically separable

Upper floor:
- 2 children's bedrooms equal in size and >14sqm
- Parents' bedroom with dressing room
- Bathroom without bathtub
- Quiet reading corner would be nice to have

Basement:
- Storage, utility room, and space for extra rooms like workshop, "party room"

From the beginning, we said that we are not too complicated and want to build cost-efficiently, happy to make one or two compromises. The floor area was never discussed. We deliberately did not bring our own plan and never spoke about square meters so as not to influence the planner. The planner only said that the plan could be adjusted arbitrarily and if it takes 5 attempts, then we need 5 attempts.

I don’t know exactly what was ultimately communicated with the GU, I just noticed that many of the points in the plan were not really mentioned in the requirements beforehand (e.g. garage, the reading corner etc. upstairs, dressing room). Among the "must haves" I mainly see the extra shower bath and the office. But I would have said you can fit both in a significantly more compact floor plan.

Regarding "what can I google for more compact floor plans," when we were still considering building ourselves, I also simply browsed through the floor plans of various prefab house providers, etc. With many, you immediately notice "this doesn’t fit us because" or "I don’t like this because," but there were also a few where I thought, I really like that. Ultimately, we’re not building ourselves (but buying a terraced house from a builder), so I can’t say how helpful that actually is.

Yes, of course I lack experience values on how much storage space should be planned there, I have drawn it in as with us currently with a wardrobe and shoe cabinet. In theory, one could also extend the wall further towards the all-room to create more space, but the back was also intended as storage space for the living room:


Correctly, the pantry was planned this way, i.e. integrated into the kitchen front, a chest freezer was supposed to fit on the south side. And if necessary, the bathroom could still be shifted:
