Plot selection - How and why would you decide?

The embankment is continuous. But next to the adjacent field, it is only 3 meters. At the moment, the height is still three meters on the property as well. In that respect, something will still change there. We were there yesterday and let it take effect - you can already hear it clearly, but the embankment is not finished yet. In the neighboring construction area, the same embankment (4 meters) is already finished. I'll ask about that – so far I have heard from one resident that it is not bad. And allegedly (said an architect from our circle of acquaintances) the properties by the embankment are quieter than those further away.

On the topic of costs and buildability: you cannot build on or use the embankment. But it counts towards the floor area ratio, which here is only 0.3. Otherwise, the large carport would be tight. In addition, the embankment areas only count half.

But I share your concerns, so I feel confirmed in that respect. The only question for me is whether the advantages outweigh the disadvantages...

The development area is okay. It is still located in a rural setting. We are also locally bound because we don't want to leave here and there aren't many development areas coming up in the village ;) And there is no industrial area, only a small tennis court and a multipurpose field where a celebration takes place twice a year.

The noise barrier is currently 3 m further and in the north, another development area will be built in the coming years. So the barrier will permanently be increased to four meters there as well. And in the already developed other part, the barrier seems sufficient.

Number 5 is unfortunately too expensive...

But a different way of looking at it: if you want to build and this is the only development area in the next five years, would you then buy a plot? And if the big carport is my husband's dream – can you then swallow the wall toad? You have to die somehow and for that, you're not in the middle of the area. Not too bad either, right?

But your concerns are well-founded, I have to consider that again...

If the development plan for the northern part is not yet finalized, I wouldn’t count on it. Until then, so much can happen and you might wait your whole life for the embankment there to eventually continue. The 3m certainly don’t make up for it.

For number 4, there is no longer driveway to the carport than for the others. Unless you move the house towards the noise barrier (and you will definitely want to avoid that). Of the plots 1-4, number 4 is still the best.

At number 1, I also do not see the double carport or driveway from the north. According to the legend, at plot 11 one is allowed to go below 3 m towards the northern street, but not at plot 1. If I understood that correctly.

In general, a 6m carport plus 3m clearance on the other side leads to a narrow house of about 7 to 7.5 m. But that should be manageable. I cannot see how deep the building window is, and you have not expressed how much house you want.

No, noise would be a deal breaker for me. If you are inside the house all day, that might be okay. For garden sitters like me - no chance.

No. You can build a carport on almost any plot.
Keep looking. Really searching means going around and asking.

I'd rather have neighbors than a highway next door.
