Plot of land - Can you still build today without a developer?

Hello everyone,

we want to build a house in the Leipzig metropolitan area. There are offers from developers who provide house with land. However, I would like to keep the reins in my own hands and build with an architect. For this plan, I have now spent half a year searching for land. Result: it is almost impossible (even in the more rural area) to find a plot. The areas that are available have mostly been secured by developers (like Heinz von Heiden, Kern, Rensch-Haus ... ).

So far, the land search has been carried out through the known internet portals and the municipalities.
Do you have any tips on other ways to get land?

Do architects also mediate land? They should also have an interest in planning a house for their client.

Look on Maps to see where there are available ones and ring the neighbors' doorbells. This is how we got three plots.

Unfortunately, developers pay the highest and take packages (die 1a bis 1z Grundstücke).

How does the whole system work? Developers usually have local sales agents (who, in my experience, often still run a regular real estate office). Do the developer companies own the plots or is it more of an option? Can you buy plots from the developers? Has anyone had experience with this?

Version one. The developer buys land, develops it, and sells the whole finished product. Terrace houses or semi-detached housing estates often arise this way. Version two. The construction company acquires land. It gives it to the customer when the customer signs a house construction contract with them. Room for maneuver regarding real estate transfer tax. The land belongs to Landhaus GmbH, managing director is his wife. He owns Homecastlebau. With some luck, this goes through with the tax office and tax is only due on the land. Version three. The construction company pretends to own land. He has connections (Vitamin B) involved, where someone grants him land when he needs it. He shows gratitude for this. He only mediates it when he has sold a house. Karsten
