Plot of land - Can you still build today without a developer?

But we all know that it's either expensive and great located, or cheap and can-be-made-nice, that is THE difference.
And... sorry... yes, I have no local knowledge from there, but somewhere in the middle there will probably be something for sale that is nicely located. You have to step out of your comfort zone sometimes.
also said herself that she knows some people who want to sell. But farmers rarely advertise their gem.
We already had a user here... constantly whining that there was nothing around Hamburg, they were searching forever. Back then we were building, and I forwarded several offers to her (small new development areas, some semi-detached houses, leasehold land plots, some building gaps further out). I would have built on half of the offers myself as a family. But the whining continued.
And I only have an overview of the southern commuter belt.

I want to say: the regional train 200 meters away could produce a noise level, the missing station in the other town is again a flaw.

But since the mistake that these are not developers, but most offers can be bought as they are, there should be no problems with finding [something] anymore.

Exactly, you have to die somehow. And if the development continues like this, then Naumburg, Halle, Bitterfeld and Oschatz will belong to the usual commuting area of Leipzig in at most 10 years anyway. I already know people today who commute daily from Riesa, Naumburg or Halle.

Yes, of course you have to weigh that up. For us, for example, points such as walking distance to the S-Bahn or tram, supermarket, kindergarten, elementary school, and the possibility of taking the bike to work were important. That limits a few neighborhoods... I would never build a house on the plots you find on the internet.

??? Where is the logic in that? Where is the point in excluding something you don't know?

Why are we even discussing this? We do have a house. The real estate market is extremely tight. The combination of zero interest rates, demand, and scarce land, as further sprawl of the country being unwanted, has swept it clean. Thus, the question usually is only whether anything is possible at all. Not whether the optimum is possible. That's how it is. And we, the beati possidendi, should be very quiet with value judgments on this. Karsten
