Then I can only say that either your demands are oversized or your search is undersized. I live in the Leipzig district and know of three landowners alone who would like to sell.

We were actually looking for a young existing property and came across the plot rather by chance. We stopped by a general contractor at the fair and had a nice chat with a sales representative, and when we talked about the search radius, he told us that a new residential area was going to be developed soon and that he had reserved a few plots there. The prime plots were already taken, but we could have chosen any other plot and build freely at any time.

If you have time, I would sift through the official bulletins/city gazettes in the search radius. (some are available online) In our case, decisions from the meetings were also published there. You might find hints about new residential areas. The development then might still take 2-3 years.

Maybe also place a search ad in the newspaper. It may seem old-fashioned, but I have also seen such search ads from construction companies.

Plans are usually quite public. Suppose I were from Hannover and wanted to build here by the sea, I would go to the district building authority, Eurin, Plön, possibly Eckernförde or Schleswig, depending on where I wanted to go, and ask where a municipality intends to develop something. They know about such things, as they are to be involved. If then the information came that something is underway here or there, then I would go to the town hall. What is the planning status? What has been decided so far? Can one already register interest? Karsten

So I also think that as long as one is willing to drive a certain distance, there is still something available and quite a bit is being developed in the surrounding communities. I would also contact the official local authorities there and inquire about what Nordlys has listed. The question is really what your pain threshold is regarding distance and commuting. You have to answer that for yourselves. Beyond Grimma, I know, for example, it becomes very affordable again and you can find something quickly. As I said, it's a question of whether you can live with needing 45 minutes or more by car to get to work every day, often being stuck in traffic, and not being able to switch to trains or the like because there isn’t even a train station nearby. As always, it's all a matter of priorities. For some people that’s no issue; for us, it would be a nightmare.

Well, it all sounds fine and good. In practice, it went like this for me: in the area where I was looking, the last large new development was established 6 or 7 years ago. About one and a half years ago there was a small one. I tried, but there were about a hundred applicants for 15 building plots. I didn’t get one. Since then, nothing planned anywhere. And now?

As I said, I know the problem. For many, Borna, Schkeuditz, etc. are the pain threshold, but try to find something there – and then pay for it. Of course, it’s not like Munich conditions, but the situation is very tense and has significantly worsened in the last 15 years.
