Please provide tips on the floor plan

Hello pros,

we are right in the final stretch... and hope to be able to start with our little dream soon. Now I would like to receive a few tips on room design or changes. Above all, I am very unsure whether the living area with the given dimensions will look nice, inviting, and harmonious. I have already discussed the topic a thousand times with family/friends, but they can’t hear it anymore ;). I am an indecisive woman and now hope to receive one or the other piece of advice here.
In addition, a small storage room is still missing on the upper floor; this should be accommodated in the bedroom area, as there is so much wasted space there.

By the way, a city villa (tent roof) in a modern style is planned

The first thing I notice is that I hope for you that you don’t have to go to the bathroom at night. The way is really far.

I think the living space will not be the problem.
Rather the long way with the shopping to the utility room, the laundry from the upper floor to the utility room and (as already mentioned by mellid) the way from the bed to the bathroom.
Personally, I like the staircase option where the first step is not at the entrance.
Perhaps the wardrobe should be in a niche near the study and the utility room access in the planned wardrobe?!
The utility room has no window! For doing laundry or working on anything there, I would miss daylight.

Maybe post the site plan and elevations, maybe someone here has an idea to get around this problem???? :)

Hey, the mentioned issue with the Pipibox we have ignored or glossed over so far (training of the pelvic muscles etc.). A second door would be possible but otherwise rather impractical, children or we would always have to lock two doors. Mmh, we'll see...
Can space actually be left for a sauna and if so, how much?
The utility room is directly adjacent to the garage! Perhaps a solution would be a door from the garage to the utility room, because the window is very difficult. You could also dry laundry in the garage sometimes. The way from above into the utility room is really :confused: the door in the cloakroom is just right.
And isn’t the living room too narrow?

What is the living room used for? Retreat, cuddling, TV. I myself would not place the couch under the window, rather in the niche. 4 x 5 should otherwise be sufficient :)

Regarding the arrangement of the building/garage (window utility room) also site plan and elevations.
