Hello Johannes: I can only tell you the following. My daughter built massively in May 2018 226 sqm living space, fully basemented 54 sqm garage not basemented, architecturally absolutely demanding, because a projection, because it was set back, because a band and schnickischnacki that was crashing: Shell construction around 220,000 € (without excavation etc. and roof structure, pure shell construction) now comes the burner: I want to build in 2020, also had an offer made for the shell construction: Bungalow, 150 sqm living space, L shape, nothing exciting, just 4 walls, 54 sqm garage, garage basemented (suitable because of the location as an office) 230,000 € that was the 1st offer of 3 that I obtained. If the other two outstanding are also so ridiculously expensive, then I will stay in my current too large house. My brother told me an hour ago: An acquaintance who bought a prefabricated house had an offer made by a developer for a basement: 150,000 € For a basement 150,000 €!! Are all of us here in Bavaria crazy? I am always amazed how cheap everyone builds here.

I don’t have any offers yet because we haven’t put it out to tender. However, our calculation is based on actually realized values from our architect. With 165m2 and a garage, all without a basement, we are still far from your figures. Hopefully, it will stay that way...

Keeping my fingers crossed that the other offers turn out better!

These are defense offers. The only solution is to keep searching. Before paying these prices, you can also build and tender with an architect: cheaper than 150k for a basement.

Not necessarily. Here in Bavaria, acquaintances built last year with a general contractor. The surcharge for a complete basement would have been about €110,000. In the end, the builders decided, due to the budget, to go for only a "half-basement" (partial basement at 50%) for about €70,000! The €150,000 is not that outrageous after all.

I also consider the house price with KfW55 standard to be set too low.

The savings possibilities have already been described in detail, a garage can be retrofitted later if necessary.

With such an energy-efficient house, the differences in monthly heating energy consumption costs are really small, so the system with the lower investment costs is always worthwhile (from a financial perspective), especially when district heating is available; everything else is financially unreasonable. You don't just pay the purchase price of a system, but the purchase price plus interest, and the interest rate increases further with the loan amount. There are no longer any repayment subsidies if a system needs to be replaced.

Given the high basic price of district heating (I don't know if this is the case everywhere), in the specific case I would still get the money from the bank for an air-to-water heat pump.
