Make sure that your underfloor heating is designed so that a switch from district heating to heat pump is possible and makes sense. In general, district heating supply with PEF of 0 is a great option. It saves you a lot of space and you have absolutely no stress. How do you come to the cost difference? (Assumed consumption and annual performance factor of the heat pump?) What is the cost breakdown between basic price and price per kWh? With a high basic price, solar thermal can make sense, but nowadays, especially in the supply of new development areas, the trend is to invest more in the basic price. Maybe you can name the operator. With price developments, of course, it is difficult. Regardless of whether gas or electricity: the supplier will never be hit as hard as a private person. Other issues are, of course, CO2 tax, etc. Basically, I would say that the investment in a heat pump (including reinvestment and maintenance) is rather not worthwhile.

I will definitely discuss that with my architect.

Yes, and in addition the costs for maintenance/upkeep/reserves for a new system, etc.
If you only look at the consumption values and compare only these, the air-to-water heat pump obviously wins quite clearly.

The basic price here (Municipal Utilities KS) is about €1700/year – as mentioned, everything is included here, even the system, and no subsidy is necessary. Consumption varies depending on standards and personal circumstances. Oriented to the gas price index.

The note from on this was very important. Above all, make sure to pay attention yourself, as this is often neglected in the planning. Keywords: room-by-room heating load calculation, plan underfloor heating with a flow temperature max 30 degrees at standard outdoor temperature – as a rough target. If you prefer the bathroom to be permanently warmer than the living rooms, then the underfloor heating should also run a few square meters into the walls.

Hello ,

we also plan to build in a new development area in Kassel this year and are still unsure whether to hire a general contractor or go to an architect. Which architect do you work with, or has he already recommended construction companies for specific trades?

Best regards and many thanks
Johannes

Hello Johannes,

if it’s directly in Kassel, it could well be that we become neighbors – there aren’t that many new development areas

Regarding your question: As mentioned in my initial post, we have dealt intensively with all possible providers of prefabricated houses. Both solid and timber frame. We have also considered solid wood (which was also a favorite). Ultimately, we ended up with an architect in Baunatal (PM if needed). In my experience, if you build with an architect and are motivated – meaning you stay on top of things – you can save more costs than is possible with a general contractor/prefabricated house provider. However, I lack experience here; there are certainly experts here who have built several houses already. So currently I can only speak from my personal hope We are currently in the phase of detailed planning and want to submit the building application by mid-January. The awarding phase will also take place in parallel from mid-January. Thus, we have not yet made a decision about which contractor, for example, will build the shell and so on. We can also exchange ideas personally (PM).

Regards
JoJo

Hey ,

thank you very much for the information. It is probably the same area, yeah . We only got the confirmation for the plot shortly before Christmas. However, we are building a semi-detached house and are probably in a slightly different group in the development plan; for example, a green flat roof is required.

So far, we have talked about this specific project with a general contractor. The meeting was exceptionally good, informative, and significantly better than our previous talks with other construction companies. We haven't looked at prefabricated houses, but we also have an appointment at an architectural firm next week. There are already some shell constructions, so I also contacted a few of the companies that have put up their signs there . Let's see what answers come.

I would like to have a detailed exchange, unfortunately, PMs only work for me after 100 posts :-/.

Best regards and have a nice evening
Johannes
