Please assist with the evaluation of construction costs

I’m also glad that these are not completely unrealistic ideas

Problem – our budget is fixed (max. what we can/want to do).

However, we have the option to use [Nahwärme] (0.0 primary energy demand – definitely good for [KFW] calculation).
Since the price is included in the provider’s fixed cost block, this would mean we could save on the air-to-water heat pump.
I would then also forgo photovoltaic and instead use solar for support (to reduce consumption costs).
However, I am still considering this because electricity will very likely be the more expensive resource in the future, and photovoltaic is also cheaper. The costs to be saved would already be about 15,000 EUR (my share in the calculation for the air-to-water heat pump). We could also consider getting a prefabricated garage – that’s probably cheaper than an integrated one.

What do you think about it?

Maybe I simply lack the "auto gene," but I'll never understand it.

No basement, concrete roof tiles, air-to-water heat pump instead of ground source, and when things get tight, you voluntarily shackle yourself with district heating... but the garage has to be there!

PS: Solar thermal is not worth it!

That doesn't save you money, but rather costs you in the medium term. Photovoltaics are the only thing on the house that can actually generate income instead of costs. More investment (bigger) = more profit. Calculate that with a separate loan and the money is there.

Apart from that, the calculation is not bad. Two years ago, we would have roughly managed in Lower Saxony with the money for the house with the desired features. Now, and in Hesse, as already noted, it is getting tight.

Hardly anyone builds basements anymore due to the high costs. I don’t understand what’s so bad about concrete roof tiles, and air-to-water heat pumps can be much, much cheaper than ground source heat pumps, especially in warm regions. You probably think the garage is ONLY for the car. Likewise, tools, motorcycles, grills, tires, beer tent furniture are often stored there, and sometimes parties take place inside. Sweep it out once the next day and that’s it. The children sleep comfortably without disturbances.

Otherwise, on the topic. OK, excluding the plot of land. But high costs can also arise here. Please keep that in mind.

It's not just me who thinks so; the legislator sees it the same way - a garage is for cars/motorcycles, not for grills and beer benches. Apart from that, I can easily imagine significantly cheaper "shelter options" for such things. But as I said, maybe I simply lack understanding in this matter. The things I mentioned are not inherently "bad," but they are an indicator of "budget constraints" that would not exist to this extent without a garage, and in this respect, the prioritization made here seems questionable to me.
