Would also critically question the granny flat. It simply costs too much, you have a stranger in the house and it is positioned in a way that forces you into a roof terrace. It takes quite a lot from you...

I don’t think so. For me, the garden is absolute priority number one when orienting the house. Where the garden is, that's where my terrace goes. I wouldn’t need a second terrace since I only want to sit in and at the garden anyway. My living spaces open onto the garden and I can see the garden from them. Your guest bathroom is located by the garden, which doesn't belong there. Instead, you have the living room facing the street to the north. So no, your priorities are obviously different. A hedge doesn’t change that. Apart from that, a granny flat would never be an option for me.

I hope you still have a bag of money hidden somewhere or you are building very unusually with a lot of EL, otherwise this will be a sad matter!

I like the house design. It is straightforward and intended for people who want to live with few belongings - the available space would be completely sufficient for us, for example. Apparently not for . Nevertheless, the remark is very valuable because you need to know what you are getting into.

Since I cannot assess the view from the living and dining rooms, I also cannot say whether the garden-facing or garden-opposite orientation is an advantage or disadvantage.

The terrace on top of the garage is a good idea if you also have additional space to stay in the garden; in this, I disagree with . I would not want to miss the many different places to stay in the garden. However, we also have a garden on every side of the house.
However, I would extend the terrace over the garage around the corner up to in front of the kitchen.
Subsequently, instead of the stairs behind the garage, I would lead a winding path through the garden from the garage level to the ground floor level and either retain the slope behind the garage with a wall or support part of the corner terrace solution on three pillars as if it were a "middle balcony."

I share the doubts of and about the budget - unless you have an exceptionally cheap-to-work and easy-to-support ground, the concrete and earthworks will exceed the budget. I consider a 6 at the front more likely than a 4.

Usually, the money that one has is invested, not what one borrows. Together with the standard risks of being a landlord, this becomes a high-risk investment. I strongly advise against it.
Basement costs depend heavily on your ground conditions and based on the information so far, I can only say that it will be in the range of "costs living area ground floor + X".

For ELWs, a builder can receive wonderful subsidies and calculate a business case that is a safe bet at the current interest rates – even with assumed rental downtime. However, an increased liquidity reserve is advisable in the secondary apartment model.

There it is again, this "one". When it comes to investments, it does not matter where the money comes from; financing costs are simply part of the expenses. There are 4 questions to answer:

How much do I put in?
How much do I get out?
By when have I gotten it out?
How certain can I be that I have answered the first three questions correctly?
