The thing is a size too big for you. Remove the granny flat and redesign as a 2-story project. Alternative: Find out the refinancing conditions first. Based on my own hillside construction experience, I’m just throwing out there that you will need 100000 more to realize it as shown in the plans.

Does the angled parking space work like that for driving in and out? Is it for the granny flat? If I’m estimating correctly, you can never park in front of the garage because the other parking space would be blocked.

Thank you . We would need at least 2.36 m in the granny flat. On the ground floor 2.4 m is enough for us. We will discuss this with our architect. Do you then "simply" go deeper if more ceiling height is needed?

Thanks for your info. With the granny flat it will be more expensive, but it is also intended as an investment. 40 sqm apartment to rent out for basement costs + granny flat 30k€ more? about 440€/cold rent (minus reserves etc.). I myself lived as a student in a single-family house in the basement in a granny flat at someone’s place. Everything was top. What do you think the basement with the granny flat will cost?

It’s about the view from inside to outside – I wrote that too, or where is your dining table? But do whatever you want, if you prefer to look at the street or the neighbor’s garage wall instead of your own flowers, your priorities are obviously quite different.

We have similar priorities as you,
the planting is also planned as a privacy screen towards the neighbor and the street at the edges of the terrace.
However, our architect did not include this at all in our plans. He doesn't have to.
