...and first please explain why you already specify a direction in the building method and secondly also why you prefer the combination of KfW40 on the one hand and a masonry construction on the other.

Granny flat, total 240 sqm, finishing level "move-in ready minus", KfW apparently an essential financing component:
all that tells me you should take ten steps back, otherwise it will become shaky and expensive.
Somehow I strongly suspect you have a rather mixed salad of half-baked ideas in your head that should first be organized.

You’re not talking about a shell house.

Exactly…

… turnkey still means you have to organize the painting and flooring yourself, so that’s on top of the budget. What you didn’t offer were small helper jobs that the construction company doesn’t properly pay for, meaning: stuff you can’t save on as then many guarantees would become void.

Also here: a kitchen studio won’t give you 50% off. They have to make a profit somewhere.

But employees are not included in the 500,000€?! So they don’t even have to be mentioned. By the way: who wants to live in the granny flat if their parking spot is not accessible?

Cool :) .. but nobody needs that. That would be two staircases :D

If you build without a granny flat, you can manage with 500,000€.

The preliminary draft is in progress. We have an interim status, but the final design planning will still take a little longer. I could at most show you our interim status.

0-10 degree roof pitch is unfortunately mandated by the development plan. It was not our decision :-(

To reduce the second ouch, we also considered reducing the granny flat to one story. With two stories, we would only have the advantage in old age to live barrier-free on the ground floor and possibly rent out the upper floor.

How do I best explain why we are so fixated on a solid construction method? We simply like it. In the show home park, we just liked the feel of stone houses better. KfW 40 is indeed part of the financing to benefit from the low-interest loans.

Hm, to be honest, I feel the same way. Do you perhaps have tips on how best to structure something like this or with whom we should exchange ideas in your opinion before we plan a shaky house of cards that might collapse afterward or overwhelm us with costs?

Who says we can’t afford the construction and that’s why we’re planning with a granny flat? :) In discussions with the general contractors it was priced at about 90-100k and for that you definitely don’t get a new apartment in our area, and due to the achievable rental income, it was simply lucrative.

We have calculated the additional construction costs separately at about 50k.

I think we can disregard the kitchen. I’ll be happy if we just have a plan of action for the house itself.

The granny flat would actually have its own entrance, walkable parking space, and garden area. Almost like a semi-detached house but without its own technical room, etc., that’s why I didn’t call it a semi-detached house. At some point, it would also be conceivable that my parents move in when they are older.

Thanks to everyone so far for your feedback; it does take time that you are spending.

800k including additional construction costs The "contacts" for materials I also have, but in the end you save less than you think you do
