Oh, right: Own contribution yes. We will do the earthworks and then the doors, windows, floors, drywall ourselves. Also painting. But I haven't accounted for that in the costs so far.

Planning will soon be done by a freelance architect. What is still unclear is whether we trust ourselves to handle the individual contracts or do it with a general contractor.

Regarding the upper floor, I have attached a new version: ypg you have a good eye -> indeed, there were quite a few issues with the 2m line. I tried to improve it with two "dead spaces". In all other rooms it should actually fit thanks to dormers and gables? The double bed should fit, because apart from a few centimeters the room is exactly like our current bedroom and we like it a lot. It really only contains the bed, nightstand, and some clothes.

We need to look at the kitchen. Thanks for the hints.

You know that often the number of gables in running meters on the roofs is limited? They also cost quite a bit. Make sure how many gables you are allowed: often max 1/3 of the roof side. But it also says here:

Especially the only toilet, I would not want it on a bedroom wall in a family bathroom; you can hear that.

Are those really three individual dormers, or one long continuous one?

This is a sensible measure.....however, what does the word "zunächst" mean in this context??
I wonder why you don’t first go there with all your wishes and needs and then truly let them design your floor plan freely ("freelance architect").
With the sequence chosen now, I fear that they will have to put in a lot of energy to possibly dissuade you from a floor plan that was created in advance and even optimized.
