Well, I never said that the OP now demands that from one of us.

I just mean that the ideas are already so concrete that you should go to an architect with them. That is already a stage of planning/conception of a house that you probably don’t just search for or find on the internet to get inspiration.

We have now looked at about 1000 floor plans and none of them has been a 100% fit. Most of the time it fails because of the tiny utility room... That's why we are currently a bit discouraged. :( Maybe it will be best to create a house with Roomsketcher or similar. Thank you for your help.

How do you want to build? With an architect? Otherwise, you don’t have much room to maneuver regarding the floor plan.

Either way: you can save yourselves the time with any bad programs. It won’t fit exactly like that later on anyway.
Statics, different wall thicknesses, stairs, etc. will tear apart your painstakingly created self-made floor plan.

Therefore, go directly to a professional with exactly the information you gave us, and they will create the right floor plan for you.

Best regards

This is the normal case. Even if someone had the same requirements for the room program, the design would look different due to the different requirements of the plot and the surrounding development.

Self-designs are only advantageous if they clarify things that are important to you and that you otherwise would not have thought of. However, it must be clear that self-designs rarely provide optimal results.

No one can be 100% perfect either, because every property and every environment is different once you adapt the floor plan. Besides, everyone has individual wishes. You have already written them down, so you should go to an architect with them. (I assume that you yourselves would approach the matter somewhat helplessly if you were to tackle the topic yourselves now) :)

Hello,

It means "calculationally" two stories. You achieve this quickly by building dormer gables or by choosing a roof pitch that is too steep.

You have left the data about the plot, but not how large the building area is. With your room program - at normal room size - you need at least a building area 12.00 m wide and equally deep.

Where do you want to build and what do you consider as investment, "without" ancillary building costs?

Rhenish regards
