I don't quite understand your statement.

I had responded to the post by "Der Da" regarding the secondary construction costs. I wanted to say that I have already calculated them for myself and therefore they do not play a role in the evaluation of the existing budget.

You will not manage with the house price you mentioned for the house, and I am surprised that you do not address this objection with a single word and instead talk about incidental construction costs. These certainly also have to be taken into account; not a few either – but what is initially goal-oriented upfront is the expected total calculation, isn’t it?

now I understand the objection. I really did not read the post in sufficient detail.

Then I don't understand why the offers I receive here are always below the price you mentioned. Not all of them can be hiding additional costs somewhere.

So far, I have three offers:

1. Nationwide mass provider:

Base price 153,400.00
solar system, insulation, underfloor heating, controlled residential ventilation with heat recovery, solid walls in the attic, roller shutters, triple glazing all extra again

2. Local developer A

The base price is about 173,550
underfloor heating + 5,850
central ventilation + 10,620
electric roller shutters + 10,300
solar system for hot water heating + 4,820

3. Local developer B

As already described in the first post.

All inclusive for 180,000

Where do I incur the additional costs later with the seemingly "too cheap" offers, or how can I recognize that?

I'll try to write down some points where house providers save money or charge heavily.

Tile quality, hefty surcharges
Number of sockets, what does an additional socket cost?
Additional connections for washing machines
Access for chimney sweeps
Generally wood-burning stoves in the living area
Cheap building materials
Poorly paid subcontractors/workers
Cheap production abroad
Cheap bathroom fittings
Selling cheap ventilation units at high prices
Embellishing the KFW balance sheet through solar systems
Differences in the thickness of the floor slab
Folding attic stairs
Surcharges for floor-to-ceiling windows
High costs for changing the floor plan
Base insulation and splash protection
Sealing at the entrance area
Cheap interior doors (in the hardware store there are doors from €100 including frame)
Cheap front door
Additional costs for electricity for outdoor lighting
Only one planning meeting free of charge, every change costs extra

I could go on forever, but they simply hide €20,000 just like that. You won't even notice that fast.
