Hello Lulac,
you have already been able to read part of our experiences in this thread. However, it only reflects a part of what we have experienced so far. I always find it difficult to give an assessment. You may have already read here that many simply advised against it in general. I think such a topic must always be looked at very differentiated. There are different parameters, and you have to decide for yourself which are the most important.
I want to try to describe the whole thing as objectively as possible and say how I think about it today.
If you look at the construction description, you will find that it is quite appealing, as it contains many things and hidden additional costs are rather excluded. Of course, savings are made in the bathroom fittings. In return, from my point of view, the electrical installations and tiles are clearly above what is usually offered, even by more expensive providers.
For us, the price was also a very decisive factor. Not the total amount, but rather what I get in terms of "quantity" for my money. An extra 10m² of space was already important to me.
We have just celebrated the topping-out ceremony (unfortunately the weather was not always on our side) and so far there are two clearly predominant impressions. The quality of the work is flawless from our point of view and also from the point of view of our architect (I can only recommend supervision during construction to everyone, because you are simply hopelessly outmatched professionally yourself). The companies involved know their craft and definitely do not botch the job. After the incident with the drain in the kitchen, however, we immediately stopped construction and pushed for the completion of the execution planning. Since this has been completed, there have been only a few problems. We consistently refer to the planning, and then there are no doubts for either side.
Of course, there have been defects. After a corresponding complaint, these were immediately repaired or the measures were coordinated with us and planned for a specific construction phase. But here the second impression comes in. Communication is very poor. Simple inquiries are responded to only sluggishly. Mostly, the response is, "yes, we are taking care of it and you will have an answer by next week". But that happens rather rarely. You mostly have to take care of many things yourself. Only with complaints about defects does it go very fast. There is definitely potential for improvement here. I have already been annoyed several times.
In the end, you have to be clear about what is more important. You only get what you pay for. As long as the "losses" are not present in our house, I can accept that. If you demand more, you definitely have to pay more for it. From my experience, when building with a "low-cost" developer, you have to be very close and keep an eye on everything yourself all the time. You learn a lot quickly here. Still, I can always only recommend supervision during construction.
Currently, others in our circle of acquaintances are also building. The experiences are generally very similar or even worse. Whether I would build again with this developer – maybe. I just don't believe that it would really go better without a big extra cost. The problem is probably that many of the smaller ones overreach too much in order to be able to hold their own on the market. Also, the construction industry as a whole seems to be very special.
