there are already master bricklayers who work for 924 euros per sqm and build quite solidly.... so don't make such disparaging comments.... and spend little on advertising, since they only build 10 houses a year.... and the houses are still great... I’d be happy to give you 2 addresses... :)

The guy spoke of "turnkey" - your master masons won't be able to manage that, and if they do, there is certainly a catch somewhere which - once cleared up - will bring the price per m² back into realistic ranges. The price you mentioned probably refers to the shell construction; if a complete house is built in the end, the price per m² of living space will be between €1,500.00 and €2,000.00 (depending on efficiency class and equipment).

Hello everyone,

after some time, there is something new here again. In the meantime, we have signed the contract and are now waiting for the completion of the building permit.

Unfortunately, one point has come up that does not make me completely happy.

The house we planned was guaranteed to us by the developer as a KfW 70 house. However, there are now difficulties in achieving this standard.

I have already spoken with the planner who is doing the calculation, and currently he only arrives at a value of 77% for our house instead of below the necessary 70%.

He has already included the following measures:

- Thermal insulation with WLG 032 and lamination
- 10 cm base insulation and lamination in the floor
- Windows with a Ug value of 0.5
- Individual calculation of thermal bridges

The biggest problem is large window areas in the northwest as well as a trapezoidal dormer in the northwest. Unfortunately, these cause some deductions in the calculation.

His suggestion is now to use an air heat pump to reach the missing percentage points. At the moment, I am not quite enthusiastic about this and would like to avoid it.

I would like to have a second opinion here on whether there are other possibilities to make the house eligible for funding and to do without the air heat pump.

I would really appreciate your ideas and opinions.

A builder only guarantees what is written in the contract. If it is not in the contract, which you surely had checked beforehand, you have not bought it either. If I remember correctly, you planned something under 200,000 in total for your construction. Now the time for additional claims begins... first another heating system has to be installed, then surely there will be more, and later you will probably pay just as much as everyone else. But why don't you ask your construction partner what alternatives he sees? We don't have an air heat pump and still easily achieve KFW 55... But behind our house there is also a completely different principle, I guess.

This is absolutely not about additional demands. I contractually guaranteed the Kfw 70 house. And the contract was also reviewed before I signed it.

Unfortunately, he does not see any other alternative. According to his statement, he has already tried everything with the points described above. I just wonder that with all these measures a KFW 70 should not be possible.

The air heat pump does not really excite me. I also somewhat question whether it is really that sensible. And it is not nice to have such a box on the house.

Well, the air heat pump is currently very popular with home construction companies. Probably because of a good margin and little effort.

There are a ton of alternatives to achieve KFW 70. Your BU just doesn't feel like it, or doesn't want to bear the additional financial costs.
