How did you determine the m²? The program looks like Sweet Home 3D.
You have to consider the knee wall; at 1m, the small children's room does not have 12 m².

The knee wall would be 1m with a 45-degree roof pitch.

Unfortunately, I can't manage a bigger children's room. Or do you have a suggestion?

There is really only light in the stairwell through the window at the bottom.

We won't install a chimney. So I don't have to worry about that.

Unfortunately, I can't afford a bigger house. So I have to make do with what I get for my money.

Hello, the gap primarily does not serve to protect the bricklayers' hands. My hands had 100 scrapes even without an air layer :through the air layer, as the name suggests, air should be able to circulate to absorb any moisture that may occur and carry it away from the masonry. This is ensured by ventilation grilles placed above the Z-foil, under the window sills (roller layers), and above window arches onto the mini Z-foil. And also important, although not intended by the builder, is that the air layer anchors (binding hooks) are difficult to bend without the air layer. Anyone who has often built Dutch bricks without the appropriate own weight or steel-hard fired clinker without an air layer knows that the air layer is worth its weight in gold, because this way you can bend the binding hooks properly without shifting the bricks. The air layer is also good for forgotten cables or empty conduits. By the way, I have a 3 - 3.5 cm air layer in my house. I hope I was able to help a little!

yes, but it wasn't about the air layer, it was about the finger gap that inevitably occurs when core insulation is installed. And nothing circulates there.



what use is an air layer to you if it’s stuffed with all sorts of stuff? Nothing belongs in the air layer except air, as the name already says :)

We are currently building a single-family home ourselves and have visited various developers in our area. We have talked to several craftsmen, civil engineers, etc., and I can only give you one piece of advice: build with a partner who exclusively works with craftsmen from your region and check with their partners whether everything runs smoothly. That's what we did and it has worked out great so far. We got the crucial tip from the civil engineering company. They know each other. I don't think you can judge whether an offer is good or bad based on the brands of products used; unfortunately, we had to experience that especially those who advertise with brand products end up working exclusively with craftsmen who definitely do not come from our area, on the contrary. In my opinion, regional is 5-10% more expensive, but for us it has absolutely paid off so far. The planning phase went smoothly and the shell construction is currently also running without difficulties.
