: The building plot areas are predetermined by the development plan, and as long as I stick to it, the setback areas shouldn’t be a problem either. Unfortunately, we probably have to forget about any changes to the development plan. We would have liked to move the building envelope for the garage 3-4 meters further back on the property. We had the architect inquire about this at the responsible office. However, the caseworker was completely stubborn. There are supposed to be no exceptions unless, for example, the construction itself is not possible due to terrain conditions.

Over the weekend, I gave some more thought to how we can shield the terrace a bit and still stay within the 13m gap of the building envelope so that we don’t have to move deeper into the property.
The idea will probably cost a few thousand extra for the roof over the garage, but that way the garage doesn’t look like it was just put next to the house and also somewhat shields the terrace. At the same time, we save a bit of money on the utility room because the pipes will be shorter. But see for yourselves (the 3D model is missing the roofs and the roof slope should run straight through) and feel free to give me feedback.
