Placement of single-family house and large garage on plot with sewage canal

Since I happened to see this floor plan elsewhere (certainly debatable, it is only intended to illustrate the windows here): If you solve it similarly, you can almost completely attach the garage on the north side; light comes into the open staircase through the upper floor window and in the guest/study room you get light from the west without needing a north-facing window. Thus, on the north side from the front door (towards the west) there is no window anymore, and you could preserve much of the garden with an almost flush garage.
