Pipe plot, preliminary draft single-family house 170 m²

Hello everyone,

we want to start building a single-family house next year and are currently brainstorming ideas for a floor plan. What do you think of the current idea?

We are planning for three children and no basement. Since the ground is very damp, we were advised against a basement (which we actually find quite okay). Furthermore, we are only allowed to build single-story. We found it quite difficult to do justice to the Pfeifengrundstück: so the entrance at the end of the style, possibly a certain L-shape. Furthermore, we would like to build "relatively" narrow to enlarge the garden. We visited many model home parks and providers but found little that really fit. Of course, we are open to all ideas and suggestions.

I find the dining area quite cramped. And personally, I would miss a small study where you can have the computer and all the document folders. Otherwise, it’s quite okay.

Thank you for the feedback. The dining area is 3.7m. That would mean 1.4m for chair and passage on each side of the table - is that too narrow? Or do you mean more in terms of the effect? We currently do not have a fixed PC, only laptops and they are in the living room.

Ah, ok. 3.70 is usually enough. I would have guessed less. Maybe it just seems that way because the counter with the stools is still on the left. I only have a laptop too, but I need a place where I can collect and file the invoices and all the mail. I’m already glad if I don’t have to store all that stuff in the living room or bedroom. I think we have at least 10 folders with documents. Of those, at least 3 are from the house.

Superficially, it looks quite good. Nevertheless, what catches my eye is: the long corridor from the entrance to the dining area, the detour through the kitchen to the utility room, the location of the staircase. Can you define why you need three separate storage and/or utility rooms? Where is the technical equipment supposed to go? I would generally open the entrance hall to the utility room, and also plan the access to the kitchen opposite it. I personally do not find open stairs to the dining area disturbing (unlike many others), nevertheless: with 3 children who will eventually grow up and bring visitors, one should consider swapping the staircase with the storage/utility room unit. It would also work upstairs. I find the parents' wing well designed. It is just that the draft contains good approaches, nevertheless as a layperson one repeatedly runs into small/big unsatisfactory details that can cause a draft to fail. You are now fixated on your building form and juggle with the rooms, and that can lead to an optimal floor plan never emerging. Looking at the development of this draft, I can say that you have learned a lot. Nevertheless, with this building form it will be such that the ancillary rooms are very present. -> long, narrow building form, entrance on the short side... I also did not understand the problem with the architect: why is it so difficult to find an architect? There must be an architect to be found who can conjure up a good design for you?!

I might possibly move the house 3 meters further south (if permitted), with access to the house in the north, more central, so that a short corridor (and possibly a different building layout) can be used. Then you also have space in front of the house in the north for a carport/garage, and not to be underestimated window area on the west side, which can be allocated to living rooms. In my opinion, a garden gains through spatial divisions rather than just one large area on one side.
